The finishes are the building.

Nobody photographs the structure of an office. They photograph the lobby, and the lobby is usually the thing that cannot be fixed afterwards.

Exposed structure is a one-take job

Board-formed concrete has no patching. A visible face either comes out right or it comes out again, at a cost nobody has budgeted.

On Monroe North we built a full-scale mock-up wall on site and poured it three times with different form-release regimes before touching the real core. The tenant signed off on a panel in daylight. No remedial work was needed on any visible face.

Speculative shells change owners mid-build

That building started speculative and gained a single tenant in month nine, which turned a structure nobody would ever see into the finished surface of the lobby. Delivery held. It held because the concrete decisions had not been closed out yet, which was luck as much as planning, and it is the reason we now ask every speculative client one question early: what happens if you sign someone in month nine?
