The Wyoming branch library was paid for by a fixed millage. We priced it open-book from preconstruction and brought each change to the board with the subcontractor quotes attached. It is slower. It also meant nobody ever had to take our word for a number, and the job closed $340,000 under the millage budget.

Energy performance is a public commitment

A civic building that misses its modelled energy use gets written about. Wyoming achieved a 42% reduction against baseline, and we commissioned it twice, once at handover and again after a full heating season, because a building that performs in September does not always perform in February.
