Four things, done properly.

We are not a firm that lists twenty services. These are the four we are actually good at, and we will tell you when a job needs someone else.

Preconstruction

A paid service, priced before you commit, and the stage where the money is actually decided. By the time drawings are complete, most of the cost of a building is already fixed. We estimate, we test the programme against the budget, and if the two do not meet we say so while it is still cheap to change.

Construction Manager at Risk

You choose the point at which the price becomes fixed. Everything before that is open-book, including our fee. This is what most of our healthcare and education work uses, because those are the projects where scope moves.

Design-build

One contract, one point of responsibility, and the fastest route when the scope is genuinely well understood. Most of our industrial work is delivered this way. We hold the design risk, and you pay a premium for that; on a distribution building it is usually worth it, on a hospital it usually is not.

Self-performed concrete and carpentry

We pour our own concrete and do our own rough carpentry. Everything else is subcontracted to trades we have worked with for years, and you see the bid list before we award. Self-performing the concrete means the slab and the schedule sit with the same people, which is why our flatness numbers beat the specification rather than meeting it.

How we work

Do you bid hard-bid work?
Sometimes, on projects where the documents are genuinely complete. If the drawings are seventy percent done and the bid date is fixed, the number you get back from anyone is a guess with a contingency in it, and we would rather not participate in that.
What is your bonding capacity?
Single project $80M, aggregate $180M. If your project is larger than that you want a different firm, and we will tell you which ones we would call.
Who owns the contingency?
You do, and unspent contingency returns to you at closeout. It is stated in the contract rather than assumed, because the alternative is an argument in month twenty.
How do you handle change orders?
With the subcontractor quotes attached and the arithmetic shown. On public work they are presented at the board meeting before execution.
