Sector

Public money, a public schedule, and a building that has to open in August.

Bond work is judged in public. So we price it in the open and plan the logistics around a school day that does not move.

The date is not negotiable

Teachers come back in August whether or not the building is ready. Everything in a school programme sequences backwards from that, and any float you thought you had belongs to the finishes.

Northview handed over eleven days before staff returned, after nineteen months of working on a campus that never stopped teaching.

Working around arrival and dismissal

Deliveries were banned between 7:00 and 8:15 and again between 2:30 and 3:45, every day, for the whole job. On a $29M project that is not a minor constraint; it shaped the logistics plan more than anything else on site. We staged on the far practice field and ran a single haul route that never crossed a pedestrian path.

Bond budgets are public, so price like it

Open-book from preconstruction, with subcontractor quotes attached to every change order and presented at the board meeting before execution. Northview closed out $600,000 under budget and the district could see why.
