Fulton Street Flats had no laydown area, no crane pad that was not also the building footprint, and a bus route on the long elevation. Everything arrived the morning it was installed, through a single permitted loading bay booked in two-hour slots, with a full-time gate coordinator whose only job was keeping that bay moving.

Absorbing a delay you did not cause

The curtain wall came five weeks late. First residents still moved in on schedule, because the interior fit-out had been sequenced to run independently of the envelope on the lower floors. That only works if you plan for it before you need it.

The neighbours are part of the schedule

We held to the permitted fourteen days of lane closure on Fulton and not one more. A residential project that antagonises the street it is on inherits every objection at the next one.
