A speculative office shell converted mid-construction into a single-tenant headquarters without losing the delivery date.

It started as a speculative shell. In month nine the developer signed a single tenant who wanted the core exposed, which turned a concrete structure nobody would ever see into the finished surface of the lobby.

Concrete you cannot fix afterwards

Board-formed concrete is unforgiving. There is no patching a visible face, so the pour either comes out right or it comes out again. We built a full-scale mock-up wall on site, poured it three times with different form-release regimes, and did not touch the real core until the tenant had signed off on a panel in daylight.
