Not every healthcare job is a renovation. This one was a greenfield site, which removed the constraint that usually shapes our sequencing and replaced it with a different one: a network that had already published its opening date.
Designing for the theatre you have not built yet
The brief asked for four operating rooms. We priced the shell, the structure and the medical gas manifold for five, because adding the fifth later against a live surgical suite would cost several times the amount we spent leaving room for it.
