A 412,000 square foot distribution centre on a site with eleven feet of unsuitable fill, delivered in fourteen months.
The site had been a gravel operation. Borings found up to eleven feet of uncontrolled fill across the northern third, discovered after the foundation package was already priced.
The decision that saved the schedule
The obvious answer was deep foundations under the affected area, at roughly $1.9M and ten weeks. Instead we surcharged the north end with the spoil already on site, instrumented it with settlement plates, and built the south end first.
The fill consolidated inside seven weeks. The building went up in sequence behind it, and the tenant took occupancy on the date in the original contract.
